Terms of Agreement -
Studio Apartments

Rent. Rent
is payable four-weekly in advance. The rent includes all rates, water
rates, heating costs, gas and electricity but excludes the cost of
telephone usage.

Telephone. The telephone us charged at the rate of 15p per direct
dialled unit. Payment is made 4 weekly in arrears.

Deposit. A deposit of one weeks rent is payable on signing of the
Agreement. This is deducted from the first four weekly payment due on
the first day of commencement of the tenancy.

Occupation and Departure. The apartment must be vacated by 10.00am on the last day
of tenancy. The normal time of occupation is between 2.00pm and 4.00pm
on the first day of tenancy.

Inventory. The apartment is provided with an inventory of
furnishings and equipment which the tenant is responsible for checking
and accepting on occupation. It is not permitted to bring onto the
premises any type of space heater, cooking equipment, washing machine or
tumble dryer.

Person occupying. The apartment may only be occupied by the person named
on the Lease Agreement. The tenant must not let rooms, receive paying
guests, assign, charge, underlet or part with possession of the
apartment.

Pets.
Pets are not permitted in the studio apartments.

Liability. The landlord accepts no liability for the loss of, or
damage to the tenants property and possessions except insofar as there
is a legal liability on the part of the landlord.

Insurance.
The landlord insures the building and the contents
specified on the inventory. The tenant is responsible for insuring his
personal possessions.

Damage.
The
tenant is responsible for the apartment and its contents and is expected
to pay for any damage except where this arises from fair wear and tear.

Cleaning.
The apartment must be kept in clean condition. The
landlord provides cleaning services and linen changes where necessary
which are chargeable to the tenant.

Maintenance. The landlord is responsible for the maintenance of the
property and gardens, the cleaning of all communal halls and stairs and
the servicing of all equipment in the apartment. A monthly maintenance
check of the apartment is made by the landlord.
